Your property is worth what a buyer is prepared to pay for it. And we know that different buyers can look at the same property and have very different ideas on value. It all depends on how much they love it, the extent to which it meets their needs, and their budget. Until you go to market, you never know who is around and what they might be prepared to pay for your home.
The role of an Agent is to craft and implement a selling campaign and process that finds you the BEST buyer in the market that’s prepared to pay you the most amount of money – simple.
The decision on what price range & method to use to market a property, or indeed market it with no price, is just one small part of the overall selling process.
The price that I promise you won’t get the result, the process will.
So next time you talk to an agent try not to get caught up on price – because anyone can lay a honey trap and promise you any price – that’s easy. And lazy.
Instead, focus on what the agent says they will actually do to proactively help you find the best buyer, not just the first one, and get you the most the market is prepared to pay. If they don’t have a comprehensive process in place – they’re not your agent.
