When it comes to selling your property it’s important that each space has a clearly defined purpose, even your ‘spare room’.
If there’s a room (or rooms!) that’s a dumping ground for junk or that serve several purposes in your home, clear everything out and give it one specific function.
Styling a room with a yoga mat, dolls house and a small desk will not leave buyers thinking “Wow, how versatile, this a could be a gym, a playroom or a study”, it just leave them confused and the photos looking muddled.
It’s a good idea to dress the room the way it’s being marketed, if it’s being sold as a bedroom then dress it as one! Make a study a study etc. Help your buyers see each space at its very best.

To note: The room shown in the pic above had previously been the sellers “junk” room and full of boxes, desks, toys and objects – it was the first room you saw upon entering the home. Styling gave it a specific purpose and ironically, it became the sellers favourite room in the house even though it had never been utilised by them in the years prior. The moral of the story? Don’t wait until you’re selling to sort out your home!
