The short answer is yes, it can.

Last week I sent a quiet listing out to my database of buyers. We attracted strong interest and sold the home prior to going to market.

The sellers, who were transitioning over East, had been keen to sell the property, if they could, without undertaking the normal improvements you’d make prior to selling. Going out to the market quietly gave them the opportunity to test the property with genuine buyers without exposing it online before it was sale ready.

For off market transactions to work you need a local agent with a strong buyer database and buyer relationships. All of those buyers had been through other property we’d previously had for sale and in many cases had made offers and missed out on homes.

When selling off market you’re taking the risk that you’re not appealing to the widest possible pool of buyers, but the lure of exclusivity can deliver a great result and even if you don’t sell, you’ll typically get some good feedback and know where you sit before hitting the market.

Thinking of selling quietly? Give me a call and I’ll happily pop around for a confidential, no obligation chat as to whether it might be right for you and your home.
