If you’re thinking about buying a property, here’s the most important thing you need to know:

Sellers want the easiest route to the result

If you try to get too smart or seem too difficult to deal with when it comes to purchasing a home, particularly when it comes to conditions, the chances are you’re going to miss out.

The most common conditions people attach to their offer are finance, building and timber pest inspections.

Issues tend to creep in when buyers try to amend standard offer conditions, add too many conditions or try to write and add their own conditions.

This usually happens for one of three reasons:

  1. They’ve been burnt in the past buying property
  2. They’re been given advice by parents and friends
  3. They’re lawyers and think they can write better conditions

If an agent isn’t aware of or doesn’t understand the issues you’ve had in the past buying a home they can’t help you.

Friends and family are well meaning but don’t know how to write conditions, leading to conditions being included that often can’t be satisfied.

And some lawyers write and add conditions that are so weighted in their favour that it simply makes their offer impractical to deal with.

When it comes to adding conditions to an offer there are three things you can do:

  1. Speak to your selling agent and see if you can address the matter prior to making your offer
  2. Get the selling agents help with adding additional conditions
  3. Get advice from an independent and reputable settlement agent who can help you draft conditions that can be satisfied and that are reasonable for both buyer and seller

If you’re in competition for the property, remember that the seller is going to be looking at both price and conditions when deciding who to sell to. If you’ve got too many non standard conditions or the conditions are too onerous they’ll accept an offer from another buyer that seems easier to deal with.

By all means ensure your concerns when buying a property are addressed, but don’t try and be too smart and lose sight of the prize.
